What We Do

One valet partner for every arrival.

From a 40-seat neighborhood restaurant to a 600-guest gala, we scale staffing, equipment, and traffic flow to the venue — not the other way around.

01

Restaurant, Bar & Hotel Valet

Nightly and weekend valet stands with uniformed attendants, branded key management, ticketing, and curb control. We protect your loading zone, keep the sidewalk clear, and move guests inside faster on your busiest nights.

  • Fixed nightly or per-car agreements
  • Attendant uniforms with visible insignia
  • Numbered receipts and key accountability
02

Private Events & Weddings

Weddings, galas, grand openings, fundraisers, corporate parties, and private residences. We walk the site in advance, plan the arrival sequence, and staff for the peak — so 200 cars do not become a 40-minute line.

  • Site walk and arrival timeline before the date
  • Lead captain on site for every event
  • Rain, snow, and umbrella protocol
03

Residential & Corporate Properties

Condo towers, office buildings, medical offices, and senior living communities. Consistent, background-checked attendants who learn residents by name and treat the front drive like a front desk.

  • Dedicated attendant scheduling
  • Resident and tenant parking programs
  • Monthly reporting for property managers
04

Shuttle & Parking Management

Off-site lot coordination, shuttle loops, overflow parking, cone-and-sign traffic direction, and event ingress/egress plans. We handle the parts of parking your guests never think about.

  • Off-street lot and garage arrangements
  • Shuttle routing and dispatch
  • Traffic direction and signage

Events

The night runs on the first ninety seconds.

Guests judge an event before they walk through the door. A calm, uniformed attendant at the curb sets the tone; a backed-up drive undoes months of planning. We build an arrival plan around your guest count, venue geometry, and start time, then staff to it.

Every event gets a written arrival plan, a named lead captain, and a staffing count we commit to in advance.

Why Just Park Valet

Hospitality first. Liability handled.

Established in 1988

Nearly four decades operating on Chicago curbs. We have worked through restaurant openings and closings, blizzards, holiday rushes, and every kind of venue this city has — and we are still here.

Trained, uniformed, accountable

Attendants are screened, licensed drivers, trained on key control, vehicle handling, and guest interaction. Insignia is visible on every uniform, as Chicago requires.

Insurance that satisfies your GM

We carry $2,000,000 in commercial general liability, $2,000,000 commercial auto, and $2,000,000 garage keepers legal liability — double the city minimum — and provide certificates of insurance naming your business where required.

Real off-street parking

We secure legal off-street spaces through leases and garage arrangements rather than gambling on the street — the requirement most operators cut corners on.

Owner-level attention

You get a direct line to leadership, not a call center. Frank Avino handles business development personally and stays on your account after the contract is signed.

Flexible commercial terms

Per-car, flat-rate, subsidized, or fully guest-paid. We will model the option that fits your volume and your margin.

Coverage when it counts

Seven days a week — holiday rushes, restaurant weeks, snow events, and last-minute Saturdays. We staff the nights other operators decline.

How It Works

From first call to first car in four steps.

  1. 1

    Site walk

We visit the property, review the curb, loading zone, occupancy, and peak hours at no cost.

  2. 2

    Written proposal

Staffing plan, hours, rate structure, insurance certificates, and licensing scope — in writing.

  3. 3

    Permits & parking secured

We handle the operator license for your loading area and lock in legal off-street spaces.

  4. 4

    Launch & review

Go live with a lead captain on site, then a 30-day review of volume, timing, and guest feedback.

Properties

A front drive your residents brag about.

For condo boards and property managers, valet is a retention amenity. Consistent staffing, predictable coverage hours, clear monthly reporting, and attendants who greet residents by name turn a parking problem into a selling point for the building.

Licensing & Compliance

We operate by the book — because the city checks.

Chicago regulates valet tightly. Hiring an operator who ignores these rules puts your liquor license and your liability exposure on the line. Here is the standard we hold ourselves to.

Valet Parking Operator license

Issued by the Chicago Department of Business Affairs and Consumer Protection, required per loading area served, with a July 1 – June 30 term.

Insurance

The city requires $1,000,000 per occurrence each for commercial general liability, commercial auto, and garage keepers legal liability. We carry $2,000,000 per occurrence on all three, with certificates provided to the venue.

Off-street parking

Legal off-street spaces equal to 15% of the establishment's occupancy, held by ownership, lease, or written arrangement.

Loading zone

An installed valet loading zone, or aldermanic approval for one, at the place of business.

Vehicle placards & receipts

A dashboard placard in every valeted vehicle and a numbered receipt for every guest showing operator name, charge, time, date, and plate.

Attendant identification

Operator insignia clearly visible on the clothing of every attendant on duty.

How long has Just Park Valet been in business?

Since 1988 — nearly four decades of valet operations in Chicago. That length of track record matters in this industry, where most operators do not last five years.

Are you licensed and insured?

Yes. We hold City of Chicago Valet Parking Operator licensing for the loading areas we serve, and we carry $2,000,000 per occurrence each in commercial general liability, commercial automobile liability, and garage keepers legal liability — double the city's required minimum. We issue certificates of insurance naming your business as additional insured where required.

What does valet parking cost?

It depends on staffing, hours, and vehicle volume. Ongoing venue work is typically a flat monthly, per-shift, or per-car arrangement, and event work is priced per attendant per hour with a minimum, or as a flat event rate. Many restaurants run a guest-paid model where the venue's cost is minimal or nothing. We will walk your site at no cost and put a rate in writing.

How far in advance should I book?

For weddings and large events, four to eight weeks is comfortable, and peak Saturdays in spring, fall, and December fill earliest. For ongoing venue service, allow two to four weeks so licensing and off-street parking arrangements are in place before your first night. We do take short-notice work when staffing allows — call and ask.

How many attendants will my event need?

As a working benchmark, roughly one attendant per 30 to 35 vehicles, adjusted for how compressed your arrival window is and how far the parking is from the door. A 250-guest wedding with a tight arrival time needs more staff than the same guest count arriving across two hours. We show the math in every proposal rather than just quoting a number.

Where do you park the cars?

In legal off-street spaces we own, lease, or hold under written arrangement — never by gambling on street parking. Chicago requires operators to have off-street parking equal to 15% of the establishment's occupancy, and we secure that before service begins.

What happens if a vehicle is damaged?

We document the incident immediately, notify the guest and the venue, and handle it through our garage keepers legal liability coverage. Our insurance is designed to keep claims off your policy, which is the entire point of hiring a properly covered operator.

Do you work in rain and snow?

Chicago weather is the reason many venues hire valet in the first place. We staff through rain and snow with umbrella service at the curb, added attendants for slower conditions, and a cold-weather plan that keeps guests inside rather than waiting outdoors.

Do you serve the suburbs and the rest of Illinois?

Yes. We are based in Chicago and staff events and venues throughout the suburbs and statewide. If your venue is in Illinois, we will come look at it.

Can you handle shuttles and off-site parking too?

Yes. We coordinate off-site lots, shuttle loops and dispatch, overflow parking, traffic direction, signage, and full ingress and egress plans — often alongside valet for the same event or property.
